A PRIVATE PERSPECTIVE FOR ANDERSON PROPERTIES / 2026

Built on legacy.
Ready for what's next.

You have spent more than four decades creating space for businesses to grow. There is an opportunity to make that advantage work even harder.

FIRST, AN OBSERVATION.

The buildings
are the beginning.
Not the whole story.

Anderson Properties knows how to identify a business need, develop for it and stand behind what it builds.

That is more than a property offering. It is a compelling competitive story—one that can be made clearer, more visible and more useful to the people making leasing and expansion decisions.

THE STORY BEHIND THE BUSINESS

Bill Anderson needed warehouse space for his own retail business. He built it. Then he recognized that other businesses needed it, too.

THAT INSTINCT HAS BEEN THE FOUNDATION OF ANDERSON PROPERTIES SINCE 1984.

ONE DEVELOPMENT. ONE CLEAR STORY.

Don't just market
the space. Market
what it makes possible.

Legacy Park is a strong example of how property details, location advantages, and an established development track record can become one persuasive, recognizable campaign.

One development.
Many reasons to choose it.

For an expanding contractor, a distributor, a manufacturer or a regional business, the question is not simply “How many square feet?”

It's “Can we build the next chapter of our business here?” Marketing should answer that question with confidence, speed and clarity.

Not more marketing.
More productive marketing.

The goal isn't to simply look better. It's to build a repeatable process that helps Anderson attract qualified businesses, support brokers, turn interest into tours and keep its reputation growing.

a better result.

The value of effective marketing isn't just attention. It's how well that attention becomes productive conversations—and ultimately leased space.

01 / LEASING

Get the right prospects to the right space.

Clearer digital property experiences, target-specific campaigns and better lead qualification.

02 / BROKERAGE

Make every conversation stronger.

Give AP Brokerage confident, consistent materials that help prospects make decisions.

03 / LONG-TERM EQUITY

Build a brand that travels with the portfolio.

Develop a recognizable story and reusable system across properties, projects and years.

THE OPERATING IDEAOne dedicated leader. Strategy through execution.

Brand direction, campaign development, digital experience, property marketing and broker support—all working together instead of as separate projects.

05 / THE LONG VIEW

A family name
on every building.
A legacy in every decision.

From one practical need to decades of development, the Anderson story has always been about seeing possibility before everyone else does.

The opportunity now is to make that same entrepreneurial thinking more visible—across developments, leasing relationships, tenant experiences and the next generation of the business.

NOT A REINVENTION.
A MORE INTENTIONAL NEXT CHAPTER.

Start with clarity.
Prove the value.

Rather than proposing a large new marketing department, I'd begin by aligning with the owners and brokers, choosing a high-impact pilot, and measuring what it produces.

01 DAYS 01–30

Understand the business.

Review available space, target industries, current lead sources, marketing costs and broker workflows. Define the opportunity and baseline.

↗
02 DAYS 31–60

Make one development a standout.

Build an integrated marketing pilot for a verified leasing priority: campaign direction, property storytelling, digital experience and broker toolkit.

↗
03 DAYS 61–90

Measure, refine, extend.

Track qualified inquiries, tours and engagement. Improve what works and establish a practical playbook for the wider portfolio.

07 / THE PERSON BEHIND THE IDEA

I see the
business first.
Then I build
the story.

I'm Clint Hansen, a Des Moines-area brand and creative leader with more than 30 years of experience turning complex businesses into clear, compelling stories.

I've led enterprise-wide brand transformation, directed teams, and built connected marketing across digital, print, campaigns, presentations and experiences. My background includes Tractor Zoom, where I helped align the brand across marketing, sales, product and recruiting.

I'm proposing a hands-on, in-house marketing leadership role—not an agency pitch, a cosmetic rebrand, or a replacement for the relationships that already drive Anderson's success.

I'd welcome 20 minutes to explore whether I could help Anderson write its next chapter.
